## Summary

Totally renovated 6 bedroom, 7.5 bathroom house with newly built outdoor amenities including a 46 ft long pool, an in-pool hot tub / spa, a Finnish sauna, a huge outdoor kitchen and bar area that includes an ice maker, dishwasher, sink with hot water, Green Egg grill, refrigerator and a 48" propane grill.   Inside the main home, you will find indoor / outdoor spaces under a covered 500 sqf porch, a chef's kitchen, a wet bar with an ice maker, 3 dedicated workspaces, a gym, and a movie theater.

## The space

We have probably the best outdoor set-up in the Hamptons following the 2021 completion of our pool, spa, pool house, Finnish sauna, pergola, and outdoor kitchen.  

The house is very open plan and features a 500 sqf covered porch with dining and lounge areas.  The main kitchen would please any professional chef too.

The lower level incorporates (1) a bedroom with an en-suite bathroom and  a workspace with commercial hard-wired CAT6 Ethernet for super high-speed, low latency internet, (2) a dedicated home cinema with a 120" projection screen and theater-seating to to accommodate 6 people, and (3) a gym with an OrangeTheory water rower,  a Peloton, PowerBlock Dumbbells and a PowerTec weight system and bench.

## The neighborhood

We are located less than 1 mile driving from both the Atlantic beaches (like Atlantic Beach in Amagansett) and Sound Beaches (such as the beach next to Devon Yacht Club).  Additionally, we are about a 2-3 min drive from Amagansett village, which features 6 restaurants, Jack’s Coffee, and Talkhouse.  We are also only about 15 minutes from Montauk and 9 minutes from East Hampton village.

For guests staying more than 14 nights we can arrange (at our discretion and cost) an East Hampton Town parking pass for one guest-owned vehicle.  Town parking passes entitle you to park at all beaches in Amagansett, East Hampton, Montauk, Springs and Wainscott EXCEPT for the following East Hampton VILLAGE beaches: Main, Georgica, Wiborg, Egypt, and Two Mile Hollow Beach.  

At the owner's discretion, guests may separately rent his 9 seat classic Land Rover Defender, provided that the guest independently insures the vehicle in his/her own name in New York for the length of the rental and provides proof thereof.  

This home is owned by an experienced host that previously owned another Hamptons property.  This home is used by the owners for a good portion of each summer so you can expect top-notch furniture, kitchenware, bedding, towels, etc.  This home underwent extensive renovations and construction in 2020/2021 and became available on the rental market for the first time ever in late July 2022.
