You're always in control of your prices. Set them once in Rove, and they sync everywhere.

## How Pricing Works

Your listing's price comes from four components:

1. **Base Rate** — Your standard nightly price
1. **Seasonality** — Adjustments for peak and off-peak periods
1. **Custom Rates** — Specific prices for specific dates
1. **Discounts** — Reductions for longer stays or last-minute bookings

Rove calculates your final price and syncs it to Airbnb, VRBO, and your other channels automatically.

## Base Rate

Your base rate is your default nightly price excluding platform/service fees and any other guest-paid fees. All other pricing builds on top of it.

- A $100 base rate on RoveTravel.com implies: 
  - $100 of earnings
  - $117 guest-paid rate on Airbnb
  - $112 guest-paid rate on RoveTravel.com

**To set your base rate:**

1. Go to **Pricing** in your Host Portal
1. Click **Base Rate** in the sidebar
1. Enter your nightly price
1. Click **Save**

Your base rate applies to all future dates unless you override it with seasonality or a custom rate.

## Seasonality

Adjust your prices automatically based on the time of year.

- **+20%** during peak summer? A $100 base rate becomes $120.
- **-15%** during slow season? That same rate becomes $85.

**To set seasonality:**

1. Go to **Pricing** in your Host Portal
1. Click **Seasonality** in the sidebar
1. Select the month you want to adjust
1. Enter a percentage (positive to increase, negative to decrease)
1. Click **Save**

## Custom Rates

Override any date with a specific price. Use this for holidays, local events, or anytime you want precise control.

**To set a custom rate:**

1. Go to **Pricing** in your Host Portal
1. Click a date, drag to select a range, or click a month name to select all dates
1. Enter your custom nightly price
1. Click **Save**

Custom rates take priority over base rate and seasonality. If you set $300 for New Year's Eve, that's the price regardless of your other settings.

**Can I change prices on reserved dates?**

Yes. Updating the price on a reserved or blocked date won't affect the existing reservation total. But if that reservation cancels, the date will already have the right price.

## Discounts

Fill your calendar faster by rewarding longer stays and last-minute bookings.

### Length-of-Stay Discounts

Discount applies to the length of stay(s) you select:

- Weekly: 7+ nights 
- Monthly: 30+ nights 
- 2 month: 60+ nights 
- 3 month: 90+ nights 
- 6 month: 180+ nights 
- 1 year: 365+ nights

### Last-Minute Discounts

Set rules to automatically drop rates as vacancy approaches.

**To set discounts:**

1. Go to **Pricing** in your Host Portal
1. Click **Discounts** in the sidebar
1. Enter your percentages
1. Click **Save**

**How discounts apply:** Only one discount applies per reservation. If multiple qualify, the guest gets the highest value discount.

## Why Guests Pay Less on RoveTravel.com

Rove charges a lower service fee than Airbnb and VRBO. This results in the same earnings for you, but a better price for the guest.

**Example: $200/night listing**

- **On RoveTravel.com:** Guest pays $224 (12% service fee). You earn $200.
- **On Airbnb:** Guest pays $234 (15.5% service fee). You earn $200.

## How Syncing Works

Rove is your single source of truth. When you update pricing here, it automatically syncs to all your connected channels.

**What syncs:**

- Base rates
- Seasonal adjustments
- Custom rates
- Weekly and monthly discounts (Airbnb and VRBO)
- Last-minute discounts (Airbnb only)

**What doesn't sync:**

- Discounts to Booking.com (manage promotions directly in that platform)

**The sync is one-way:** Rove pushes to your channels. Any pricing you set directly in Airbnb or VRBO will be overwritten by Rove.

## Why to Manage Pricing Only in Rove

Once your property is connected, make all pricing changes in Rove.

If you set discounts in both Rove and Airbnb:

- Rove will override Airbnb at the next sync
- Between syncs, guests might see inconsistent pricing
- You risk double-discounting a booking

**The simple rule:** Set it in Rove, it flows everywhere.

**Already have discounts in Airbnb?** When you connect your property, Rove imports your existing settings as a starting point. Adjust them anytime in Rove.

## Common Questions

- **How quickly do changes sync?** Within a few minutes.
- **Do discounts apply to custom rates?** Yes. A $300 custom rate with a 10% weekly discount becomes $270/night for 7+ night stays.
- **What if a stay spans different prices?** Each night is priced individually. Three nights at $200 plus two nights at $250 equals $1,100 before discounts.
